First time booking with CSW? No problem! Here’s a step by step guide to the process…
We offer 4 basic services. Video, Photos, VR and social media advertising. You can book any combination of the 4, or just one service if that’s all you need. All our bookings are done online. For full pricing, click the Pricing & Examples page above.
You pick the service you want, using the booking link in the menu at the top of this page. (Most clients start with video)
Add on any extra services you want. (There’s a separate process for setting up Social Media advertising).
You have access to my calendar. Pick a time that’s good for you.
Make sure you add the correct address of the home.
Book and pay with credit or PayPal.
You’ll get a confirmation email.
You can reschedule online if you need to (up to 48 hours before the shoot) using the link in the confirmation email.
We get busy in summer, so I always suggest booking at least a week in advance.
Video
For a normal home (Under $500k) the shoot takes 45 minutes. When we arrive, the home needs to be “photo ready”. That means clean, no clutter, all the lights on, blinds open, toilet seats down and the owners (and any pets) should not be there. Because my video style is like a virtual walkthrough, not a lot of little shots in each room, we’ll me moving room to room very quickly. We can’t be moving things, cleaning or chasing cats and people around the house.
Step 1. We’ll take a walk through the house and you can point out any important features so I can start planning your script and the camera movement. (If you don’t want to be on camera, that’s fine! I’ll shoot the house, then do the voice over later when I edit the video)
Step 2. I will coach you where to stand, how to move and what to say for the intro to the video.
Step 3. We shoot the on camera parts where you are walking and talking. It may take up to 10 takes to get things perfect. Don’t panic! This is the process. I will guide you through it. Nobody is perfect first time! (The record is 61 takes for an intro… so anything less than that is just fine!)
Step 4. If you have any voice over parts you want to add, we record them in the quietest room of the home.
Step5. I shoot all the b-roll and details
Step 6. I go back to the studio and edit the video. For the first one I need:
A high res version of your logo
A high res version of your brokerage logo
Your phone number, website, email
Your tagline (if you have one)
Your brand colours and fonts (if you have them)
Step 7. I deliver the completed video online within 24 hours. I’ll send you a link where you can download it.

For a normal home (Under $500k) the shoot takes 20 minutes. (The editing process takes several hours afterwards). When we arrive, the home needs to be “photo ready”. That means clean, no clutter, all the lights on, blinds open, toilet seats down and the owners (and any pets) should not be there. We need to move quickly throughout every room of the home, so we can’t be moving things, cleaning or chasing cats and people around the house.
We deliver anywhere between 30 and 100 photos depending on the type of home.
Step 1. I shoot the inside of the house, then the outside.
Step 2. I edit and deliver the photos in 24 hours. I’ll send you a link to download them.
VR
For a normal home (Under $500k) the shoot takes 20 minutes. When we arrive, the home needs to be “photo ready”. That means clean, no clutter, all the lights on, blinds open, toilet seats down and the owners (and any pets) should not be there. We need to move quickly throughout every room of the home, so we can’t be moving things, cleaning or chasing cats and people around the house.
Step 1. I shoot a 360 degree photo of every room. Then front and back of the house.
Step 2. The virtual tour is created and hosted by my partner in the UK. (Within 48 hours usually)
Step 3. I send you a link to the tour. The tour will be available for 3 months.
Social Media
Once you have the images, video and VR, the next step is to get the property sold. You can put everything on MLS and hope for the best. Some more social savvy Realtors will also put the video on Facebook, the images on Instagram, and generate a few views and likes. But if you don’t have the knowledge, or most importantly , the time to do it yourself, We can take care of it for you.
We create paid advertising on the Facebook platforms and generate buyer leads for your listing. On a standard property we would expect anywhere between 10 and 30 leads to be generated for each home. And bear in mind that even if these buyers don’t purchase this particular listing, they may still be interested in using you to help them find that perfect place. It is totally possible that a budget of $1000 could net you later commissions of ten times that.
