First let’s talk “why”.
Why you need social media…
is to keep top of mind with your circle of influence. It’s about providing interesting or entertaining information and showing your unique personality and skill set. You never want to sound like a sales pitch. Think of it as an online cocktail party. Keep the info interesting, entertaining or informative. Be yourself. You need a post every day or two. Why? Because you never know when someone in your sphere of influence is ready to buy or sell. You need your name to be top of mind when that happens. Your feed needs to position you as an expert who offers better service than other realtors and is a pleasure to work with. To do this, you need content that proves this.
When you want to do a sales pitch on Social Media, you should be running a paid, targeted advert, using the photo and video content we create for each listing. This should run in tandem with the regular social “no sales pitch” type posts using the same content.
Content Ideas:
Here’s what you need to do for every listing
The day you sign the contract: “coming soon in (area)” (1 photo, 1 video) - Share both to IG and FB
Script: “Hi, I’m (Name) with (Brokerage). Are you looking for a home in (area)? This (# of bedrooms, # of bathrooms + 1 unique feature) home is coming to market soon. DM, call or text for the details or to be front of the line for showings!
Day of photo/video shoot: “Getting ready for market” (photo of photog in action). Script “ This gem in (area) is getting ready for sale. We do pro photos and video for all our listings. Stay tuned to see how they turned out!- Share to both IG and FB
Professional photos: 5 image carousel on IG. Caption with 3 sentence sales pitch. (Cross share to FB). Include link to website page.
Professional video: Short form video on Reels, 3 sentence sales pitch in write up. Include link to website page. Long form video on FB and YouTube. Same write up.
Minimum 1 week before offers: Targeted Fb ad using the video. Cross platform with IG. Goal is video views.
2 days before offers: “Last chance to see”. Short video to create urgency. “Offers (date). There’s been a lot of interest so come by and see it in person ASAP. Check out the website to see more.” (Idea is to show off your marketing skill to both buyers and sellers).
Closing day. Sold sign (photo) with short paragraph about how you marketed and sold the house (Include that you did pro photos/video/vr and why). (More social proof for prospective sellers). Cross post to IG and FB
Seller testimonial video: They shoot it on their phone when you’re not there, then email or text it to you. Answer the following: Who is your realtor? What did he help you do? How was the experience of working with him? Would you recommend him and why?
For Social Media, video content is king. Here are some ideas for other video content that you should be doing:
Neighbourhood profile
Schools in the area (Selfie style video standing out front. Say grades, location and catchment area.
Community clubs and amenities in the area. (Selfie style video. Break down by winter and summer activities. Talk about programming by age group)
Restaurants and take out options in the area. (Selfie style list. Then actually interview restaurant owner and get them to share the interview with their FB and IG contacts).
Groceries and convenience.
Small or locally owned.
Monthly activity roundup by neighbourhood.
What’s listed, what’s sold and average prices year on year.
Is it a good time to sell or buy? (Based on above info)
